3.11.06 THE LOCAL MARKET - I've been
watching the local real estate market here in Clermont very closely.
I notice more and more homes listed for sale. A year ago there
was very little to choose from and now everybody wants to sell their
home. Over the past months I have seen a significant rise in
listing prices, some people still think the market is going to go up
another 30% in 2006. Because of this there are a lot of the
homes on the market that are very overpriced compared to only a few
months ago. In talking to sellers recently I've found that
there are some that don't really need to sell, however if
someone comes along and gives them their asking price, they'll sell!
I am also noticing that a lot of homes in the MLS are expiring and
not being re-listed. What I see from all of this, for buyers;
they will have a lot more to choose from, however you may have to
negotiate a little to get a decent price. I have NOT
seen a drop in the selling price which is great news for sellers.
It could take several months or more for all the overpriced listings
to expire, then, I believe, we will begin to see, what I would call,
a normal market. It your thinking of buying, now is a great
time to do so, before
interest rates go up any more. I can see mortgage rates of
around 8% by the end of the year.
2/24/06 NEW CONDO'S - Another beautiful condo complex
being built in downtown Orlando. The Blue Rose, "Orlando
tallest and most fashionable condominium hotel", had a Realtor VIP
today. They boast of having 1300 luxurious residences, six
amazing restaurants, a Broadway theater and a spectacular convention
center. They released 515 residences for sale today with
pre-constructions prices starting at $300,000. "Discover the
sophistication of New York and the energy of Las Vegas" is the way
they describe the towering Blue Rose. I think it's worth
viewing if you have a chance.
2/22/06 RETIREMENT COMMUNITY - I have always been
partial to Kings Ridge. I think this is one of the nicest 55+
communities in Central Florida. The many activities, the
landscaping, the golf course, even the entrance is beautiful.
However, I went on a tour of Solivita in Poinciana. This is an
absolutely gorgeous community that has everything, including 3 small
on-site restaurants. The Stonegate Grill over looks the
Stonegate Golf Course, a great place to quench you thirst!
Many extra's in Solivita, however I noticed the HOA is a little
higher than some communities and property tax's in Polk County
seemed a bit high! Most of the homes you can choose between
tile or shingle roof. Most of the home sites back up to either
a view of the golf course or to one of the many lakes on the 2400
acre property. Homes start around the $200 thousands, however
there is a lot premium of $30 thousand for a golf view and over $60
thousand for a lake front lot. All in all I was very
impressed, all snowbird's looking in the $300's, Solivita is a must
