2.       Contact your attorney if you haven’t already done so.  His job is to make sure you get a satisfaction of mortgage from your lender when this is all over.  You do not want the bank coming back to you in a couple years for money. 

3.       We make an appointment with you to look at your home.  We will need to have access to the inside of your home.  We will take pictures and get any information from you about the house that we can, including the following:

·         Signed Sellers Real Property Disclosure Statement

·         Copy of Survey or floor plans if you have them

·         Copy of all paperwork recently received from your lender

·         Cost of repairs if needed

4.       After viewing your home we will find comparable homes that have sold in your area. 

5.       We then submit all the information about your home, the comps and the cost of repairs to our investors.  They make a decision very quickly. 

6.       We will come up with a fair listing price.  (NOTE:  This price may be lower than you had hoped for)  Remember, all you want is to get the satisfaction of mortgage from your lender.  It doesn’t matter what it sells for or who buys it, as long as you are free and clear of this home forever.

7.       At this point you should be planning your move and packing!

8.       At this point we will list your home in the MLS (Multiple Listing Service) 

9.       We like to do this very quickly.  Once it is listed in the MLS, we will make an offer on your property.  Our team of short sale mitigation experts and our legal team specializing in foreclosures will take it from here.
